Small actions protect
your home all winter.

A small concern is usually easiest to fix when it is reported early. Please tell us about maintenance issues promptly - even when you are unsure whether they are serious.

CHAPTERS 01 + 02

Care at home.
Confidence away.

Your home should be kept reasonably clean, safe and protected from damage. Regular attention helps prevent costly repairs and keeps the home comfortable.

  • Keep floors, counters, bathrooms and appliances reasonably clean and dry.

  • Use fixtures, doors, windows and appliances only for their intended purpose.

  • Keep exits, hallways, mechanical rooms, vents and heating equipment clear.

  • Report unusual smells, sounds, moisture, staining, pests, cracks or changes in heat and water pressure.

WHEN YOU TRAVEL

Leaving your home
in winter.

Between September 1 and June 30, notify Atiilu before the home will be unattended for more than 24 hours. Arrange for a responsible person to check it every day.

Check the heatConfirm every area remains warm and the heating system is operating.
Run waterRun every tap for five minutes and flush every toilet during each daily check.
Look aroundCheck for leaks, frozen pipes, water on floors, unusual noises and alarms.
Secure the homeMake sure windows and exterior doors are fully closed and secure.

made simple.

Atiilu manages homes with different service arrangements. Follow the guidance that applies to your home.

WATER + SEWAGE

Protect the plumbing

  • For piped service, report low pressure, discoloured water, slow drainage, backups, leaks or unusual sounds promptly.

  • Flush toilet paper only - never wipes, paper towel, grease, hygiene products or cat litter.

  • Never ignore a running toilet, dripping fixture or moisture around plumbing.

  • For trucked service, arrange sewage pumping at least every two days and use enough water for the sewage fill light to turn off after service.

Water stops flowing or an indicator acts unusually? Call Atiilu - water problems are urgent.
HEAT + VENTILATION

Keep warmth moving

  • Never turn the heat off, block heat registers or cover thermostats.

  • Keep furniture and belongings away from heaters and heating equipment.

  • Use bathroom and kitchen exhaust fans during and after bathing or cooking.

  • Wipe condensation from windows and report persistent frost, dampness or mould-like growth.

  • Keep exterior vents clear only when it is safe - do not climb or take risks.

KITCHEN, BATH + LAUNDRY

Good daily habits.
Fewer surprises.

Small routines around plumbing, ventilation and appliances help prevent moisture problems and avoidable repairs.

Never pour grease, oil or food scraps down a sink.

Use range hoods and exhaust fans; keep filters reasonably clean.

Clean the dryer lint screen after every load and report burning smells or long drying times.

Never use an oven or stovetop to heat the home.

Report loose toilets, damaged caulking, slow drains, leaking faucets and appliance leaks early.

Follow the manufacturer instructions for supplied appliances.

CHAPTER 06

Safety is
everyone's job.

Protect everyone in the home by keeping alarms and exits ready and treating immediate danger seriously.

  • Never disable, cover or remove smoke or carbon monoxide alarms.

  • Report chirping, damaged or missing alarms promptly.

  • Keep combustible items away from heaters, stoves and electrical equipment.

  • Never leave cooking unattended; store flammable products safely.

  • Keep exits accessible and know how to leave the home safely.

Tell us early.
Show us clearly.

The fastest, most organized way to submit a non-urgent request is through Tenant Services.

    Select the maintenance request form.

    Give clear details

    Include your name, email, civic address and a useful description. Photos are optional but helpful.

    Keep your reference

    You will receive a reference number and an emailed copy of the request.

    Watch for updates

    Atiilu will email when the case becomes assigned or completed.

Submit a maintenance request

We would rather receive a minor report than learn about a problem after avoidable damage has occurred.

CHAPTERS 08 + 09

Ready for repairs.
Respectful of community.

Access for repairs

  • Use the permission-to-enter checkbox when you are comfortable authorizing access.

  • Tell us about pets, alarms, locked areas and special access instructions.

  • Atiilu will try to give reasonable notice except when urgent access is needed to protect people or property.

  • Keep the work area accessible, secure valuables and do not attempt dangerous or unapproved repairs.

  • Make reasonable efforts to keep appointments. Missed access can delay work and may result in costs where allowed by the lease or law.

Outside and shared areas

  • Use approved garbage and recycling arrangements and keep waste secured.

  • Do not allow garbage, food or pet waste to accumulate inside or outside.

  • Report insects, rodents and other pests early.

  • Keep steps, decks and entrances reasonably clear of belongings.

  • Do not alter, attach to or paint the property without written authorization.

  • Avoid excessive noise and use shared areas respectfully.
